“We had ten days before my start date. Steve sent three Yorkville options the same afternoon, and we signed 1 Bedford a week later. No runaround.”

“We paused the search for a month. When we came back he already had a shortlist waiting. Ended up at Iceboat Terrace and it still feels like the right call.”
James Whitmore
CityPlace · January 2026
“Every viewing started on time, and he was honest about which units were actually worth the rent. That saved us from a Harbourfront place that photographed better than it lived.”
Elena D.
Waterfront · November 2025
“Relocating from Calgary with two kids. Steve handled the landlord, the paperwork, and a school-catchment question I didn’t even know to ask. We were in before Labour Day.”

In most Toronto leases the listing side pays the co-operating agent, so renters typically pay nothing for representation. If a particular home is an exception, you'll know before you book a viewing.
Expect a rental application, photo ID, a recent credit report, proof of income (employment letter and pay stubs, or financial statements if self-employed) and references. Steve will help you put a complete, strong package together so it stands out.
In Ontario a landlord can ask for first and last month's rent up front. Security deposits beyond last month's rent aren't permitted, though a refundable key deposit is allowed.
Yes. Use the Furnished filter on the search page to see furnished homes. Shorter or flexible terms depend on the landlord, so tell Steve your dates and he'll find out which homes can accommodate them.
The best homes often go within days of listing, especially in spring and summer. Being pre-qualified with your documents ready makes the difference, and Steve can alert you to new listings the day they come out.
Some owners prefer to lease privately. Share what you're looking for and Steve will include suitable off-market options alongside what's on the MLS®.
